There has been a wealth of TV shows revolving around the property market over the past few years, comprising of renovations and conversions through to buying and selling. One subject that is generally steered clear of though is the problems people may have selling their property as an effect of external elements that are often out of their control but will have a detrimental effect on selling their house.
1. One of the biggest problems is antisocial neighbours. We all dread the day an unruly family move in next door or worse still, you buy a property without the previous owner disclosing that they have anti social neighbours (a requirement by law by the way). Up to 1 in 5 homeowners encountered some problems with their neighbours in 2009.
2. Another damaging element to you trying to sell your property is if the property has a sinister past. Whilst there is no legal requirement to disclose any superstitions you may have with regards to a resident ghost or similar, if the property is known in the area for a particularly bad crime for example, it is unlikely anyone will want to buy it.
3. One serious but simple element that people will immediately be deterred by that you can have a role to play in is the upkeep of the exterior of the property. Guttering, fascias, fresh paint work and a well kept garden can give that very important good first impression to a prospective buyer and before you quibble about the money it would cost, by not doing you it you could knock a whole 5% off the value of the property.
4. Increased crime rate can have a detrimental effect to the property and the area it sits in and whilst there is really very little you can do about this, finding out about an area's crime rate is now thankfully quite transparent. You can easily search online for the area you would like to move to which would stand you in good stead for any future purchase.
5. Blot on the landscape. One very upsetting result for anyone who has bought their beloved property is to find a massive development starting to be built a week after you move in. Where you once envisaged yourself looking over the beautiful view from your bedroom, you now want to draw the curtains to keep the towering neighbours house out. Developments and planning permissions can cause you a big headache so try and do your research prior to putting your deposit down.
